Mortgage Checklist

The following information is usually required during the loan process: 

  • Clear copy of Drivers’ license(s) (it is best to copy at 200% if possible)
    • Or take a picture of it with your Smartphone and email
  • Paystubs for the most recent 30 day period
    • Copy of Social Security Award Letter and/or Pension paystub if applicable
  • Last two (2) years of W-2’s
  • Most recent two (2) years of Federal Tax Returns - All Schedules (include K-1’s)
    • Most recent two (2) years of Business Tax Returns - all schedules (if ownership > 25% of business) 
    • If either of the aforementioned years has not been filed, a copy of extension & additional
  • Federal (and Business - if applicable) Tax Returns will be required.
  • Copy of Ratified Sales Contract – all pages and addendums (if applicable)
  • Copy of Homeowners Insurance Policy (or name and number of your agent)
  • Most recent two (2) months of bank or investment statements (all pages)
    • Statements must have your name, the name of the institution, the account number, and at least 30 days of account history
    • Deposits > $1,000 that are not direct payroll deposits will need a paper trail to confirm the source of the deposit.

For other properties that you will own at the time of settlement on the new property (if applicable):

  • Copy of Note on current mortgage(s) or mortgage statement(s) – need to show if payment is PITI
  • Copy of Real Estate Tax Bill (subject property)
  • Copy of Homeowners Insurance Policy
  • Copy of statement for Condo Fee or HOA Fee
